- Requirements:
- High school diploma or equivalent. CFC Type 1 & II Certification. Proficient in most areas of apartment maintenance including plumbing, painting, drywall, appliance repair, electrical, locks, carpentry, roofs, and life safety equipment. Understanding of building materials and tools. At least 2 years experience in apartment maintenance or 3 or more years in related field. Excellent English communication skills, both verbal and written.
- Summary:
- Perform and document preventative maintenance. Conduct inspections, vacant turns, repairs and janitorial services per assigned schedule and according to policies and procedures. May be called upon to perform housekeeping and grounds work, not to exceed 50% of time. Oversee and assist with apartment turns including assistance with resident move out and apartment renovation, troubleshooting and repair of most major and minor mechanical systems in apartment turns process per standards: ensure 50% of vacant apartments are in market ready condition according to quality standards, 3 to 5-day downtime standard for preparation of market ready apartments and 10-day turn for upgrade units. Daily walk the property for curb appeal, deferred maintenance, safety issues to meet Inspection Report, service operations standards.

- High school diploma or equivalent. Must be familiar with safe use of basic tools and chemicals. Ability to function in a customer service environment. Excellent English communication skills, both verbal and written. Knowledge to operate machinery, equipment, and properly use chemicals for cleaning duties. Other equipment include ladder, dolly, shampoo machine, blower, buffer, vacuum, squeegee, cleaning supplies, paint brush, back belt, snow blower, goggles, gloves and small hand tools. Must be able to climb stairs when entering the property management office. Bending, kneeling, stooping, pushing and pulling required. Occasionally requires lifting 60 pounds or less. Must be able to walk apartments and grounds, including steps. Able to climb ladders over 10 feet. Bilingual a plus! - Summary:
- The Service Tech is responsible for performing grounds and housekeeping services to ensure excellent curb appeal and quality of apartment homes, and responding to customer service requests. Participate in all maintenance projects and after-hours emergency work. Responsible for utilization of maintenance materials and the refurbishment of apartments prior to resident occupancy. Perform preventive maintenance for all equipment based on manufacturer's recommendations and operating manuals. Periodically inspect apartment interiors, building exteriors, and common areas, performing repairs and janitorial assistance as needed. Maintain a courteous and professional attitude in communications with residents, applicants and representatives of other companies.

- Summary:
- Under the direction of the Property Manager, Assistant Property Manager and Leasing Manager, the Leasing Consultant is responsible for maximizing occupancy by generating qualified traffic by networking within the local community, scheduling, appointments, securing rentals, promoting resident retention, and providing or coordinating exceptional customer service. The Leasing Consultant participates in Van Metre's Mission.
